When is an apartment worth more to a particular buyer than a similar alternative? In my April 2, 2025 Etikus Ingatlanosok presentation, a family example showed how personal the answer can be. A mother who needed care could move closer because the right apartment was in the same building. Here I explore the connection between buyer motivation and accurately presented value.

When Proximity Has a Value of Its Own

“they could bring a mother who needed care close to them”

From Slide 7 of the Original Presentation.

The family bought an apartment within the same building, and the renovated home never reached the open market. For this buyer, the right location solved a specific life situation. Its proximity had a value that was difficult to explain through price per square meter alone.

I classified the example as an emotional motivation. The family’s circumstances made this particular apartment important. Agents therefore need to understand a buyer’s actual goal: what makes a home suitable for them, and which feature has few comparable alternatives?

The 2025 presentation distinguished emotional, practical, and market aspects of added value for buyers.

A Completed Renovation Also Means Avoiding the Work

“they receive a quality renovation ready to use, without having to take on the complications themselves”

From Slide 7 of the Original Presentation.

The second consideration was the practical benefit. A buyer may value a finished home because they do not have to organize discussions, coordination, and construction. Its importance varies with personal circumstances and available resources.

An agent can make a strong case when the substance of the finished work is clear. What was done, what documentation remains, and what matters for future use? Verifiable information behind the word renovated makes clear what the buyer receives.

A Building’s Future That Fits the Apartment

The same slide discussed presenting the condominium’s strengths, opportunities, and long-term plans. Showing an attractive apartment can also require explaining the plans for the whole building. Buyers may care about the environment they will live in and the direction of the community.

Keep completed work, approved decisions, and ideas that are still only proposals distinct. A plan can be presented accurately only with its conditions. A proposal awaiting the community’s decision or financing must not be promised as a completed result.

Good Relationships Also Show in the Quality of Information

“Approach the people involved helpfully, respecting one another’s work, effort, and expertise.”

From the Speaker Notes for Slide 20.

That is what I wrote in my speaker notes. When gathering condominium information, representatives and agents rely on each other’s work. A precise request, appropriate authorization, and organized documentation support cooperation. The goal is to share information material to the buyer lawfully and clearly.

The training’s data protection and recordkeeping topics supported this work. This story nevertheless reminds us that interpreting information requires understanding the buyer’s circumstances too. The agent’s task is to connect the two through responsible communication.

I value Viktória Sándor’s and Gábor Kirsch’s organizing work because they build a collaborative professional culture alongside sharing knowledge. They regard Etikus Ingatlanosok colleagues as allies. Thank you for the invitation and the opportunity to discuss the human side of condominium practice.
