Thank you to Alfa VIG’s organizers for inviting me to the October 17, 2026 Motivation Day and to the participants for their attention. I presented the condominium manager’s perspective on insurance proposals and cooperation. I want to share some of those ideas with HázÜgyvitel readers because they can help representatives and owners as well as insurance advisors.

What Lies Behind the Decision?

The presentation title started with a familiar situation: a carefully prepared professional proposal has a competitive price, yet another advisor wins the engagement. Understanding why requires considering the task the representative has to accomplish with that proposal.

Representatives manage the condominium’s money and must explain recommendations to owners. After a later loss, questions will arise about the chosen coverage, terms, and claims process. They need a professional partner whose work remains reliable after the contract is signed.

I called this a gatekeeper role: the proposal reaches the condominium’s decision through its representative. The representative’s preparedness and the quality of the advisor’s information determine how transparent the preparation is. Trust begins with understanding the building’s circumstances and presenting a clear, supportable recommendation.

Show What Cooperation Includes Alongside the Premium

A representative managing several buildings handles technical cases, finances, and owner inquiries at the same time. An insurance proposal needs to fit that workflow. Long, difficult documents take time to process, while missing information requires further emails and discussions.

When reviewing a proposal, I consider whether I can explain the choice to owners, whether the next steps are clear, and whom I can contact if a problem arises. It also adds value when advisors independently carry out their specialist tasks and tell us in time what cooperation they need.

Four considerations for the representative: explaining the choice to owners, predictable operations, assistance when problems arise, and saving work.

A Useful Proposal Begins With Joint Preparation

Insurance advisors and representatives contribute different knowledge. Representatives know the building’s operations, earlier problems, and available records. Advisors should guide the insurance-related questions, clarify information, and explain material terms.

The building’s features, mechanical systems, common areas, and previous claims all form part of preparation. The presentation emphasized insured amounts and rebuilding value, plus clear explanations of exclusions and deductibles. A useful proposal lets owners understand the protection and its limits.

Comparability Is Part of Preparing a Decision. Differences in coverage, limits, and deductibles must be visible alongside premiums. A short summary helps representatives find the recommendation’s reasoning and the questions owners need to decide.

Preparation steps: joint information gathering, clarifying value and risks, explaining exclusions and deductibles, and producing comparable proposals.
From joint information gathering to comparable proposals. One practical workflow from the presentation.

The Quality of the Building’s Operations Also Matters

I also discussed differences between condominiums. Physical condition, finances, internal governance, management, and communication influence the tasks and decisions a partner encounters. I examine these connections through the SzIM társasházi minőség villám index as well.

Assessing condominium operations and assessing insurance risk are separate tasks. Organized records and traceable administration nevertheless make it easier to collect insurance information. This is why HázÜgyvitel emphasizes documented, regular professional work.

The Claim Is the Test

One of the presentation’s key ideas was that a partner’s value becomes clearest during a claim. Owners expect prompt updates, documents must be collected, and progress tracked. It matters when an advisor remains available, clarifies tasks, and points out the next deadline.

Predictable service also means getting in touch before there is a final result. A brief status update can explain what happened, what we are waiting for, and whose information is still needed. That lets the representative give owners more accurate updates too.

A central presentation message: the claim is the test, where the future of the relationship is decided.
Experience after signing the contract establishes trust for the next engagement.

Trust Must Be Earned Again for Each Building

A well-handled case can lead to longer cooperation, particularly where the same representative manages several condominiums. Each building has its own features and decisions, so a successful first contract can provide a reference for the next engagement. The new proposal still requires the same care.

We also discussed residents’ and owners’ individual insurance needs. Voluntary decisions and considerate contact are fundamental: trust gained through working together must be preserved. The long-term value of cooperation comes from consistently completed tasks.

Thank you for the opportunity to share this condominium management perspective at Motivation Day. The lesson I want to pass on to HázÜgyvitel readers is that choosing a good partner means considering the entire working relationship alongside the proposal. Reliability becomes tangible in daily administration, timely answers, and completed commitments.
