A condominium building’s physical condition, finances, and management form part of an apartment’s value. Buyers need reliable information about this background, too. Szilvia Szilber brought this perspective to the closing panel of ingatlan.com’s sold-out Comferencia on October 17, 2024, at the Marriott Hotel in Budapest.

Respected professionals sharing complementary expertise

The discussion brought together real estate brokerage, home staging, and condominium management. Its participants considered how professionals can give clients greater value by understanding both the property and the buyer’s needs more thoroughly.

Dr. Patrícia Somogyi, founder and owner of MSP Home Staging, contributed expertise in preparing properties for sale and recognizing their potential.

Gabriella Movik, owner of Ingatlan Coach, brought the perspective of attentive brokerage and understanding individual client needs.

Kornél Kovács, founder of Ingatlanpáholy, contributed experience in professional brokerage and cooperation between related disciplines.

László Balogh, ingatlan.com’s chief economic expert, moderated the discussion. These successful and respected practitioners showed why a property transaction benefits from several professional perspectives.

Two professional qualifications supporting education

Szilvia holds qualifications in both condominium management and real estate brokerage. Her work focuses on condominium operations, advice, and education; she does not undertake property sales. Understanding both fields helps her improve communication between property managers and real estate agents.

Agents need usable information early in the sales process. Managers can respond more effectively when questions are specific, the requester’s authority is clear, and the necessary documents are available. Preparing this exchange improves the service provided to clients.

The monthly condominium fee does not tell the whole story

A low fee may reflect disciplined budgeting, but it can also accompany deferred maintenance. Savings need to be assessed against required work, borrowing against repayment commitments, and the building’s condition against decisions already made by its owners. Together, these factors help explain the obligations and opportunities that come with an apartment.

An agent should include this condominium background when presenting the property, communicate verified information accurately, and recognize when a condominium adviser, technical expert, or lawyer is needed. Szilvia’s educational work supplies practical questions and a framework for interpreting the answers.

Prepare the information request before approaching the manager

Before advertising and buyer discussions, gather the founding deed, organizational and operating rules, house rules, annual accounts and budget, and relevant renovation and financing decisions. Questions to the manager should address gaps and matters material to the transaction. Arrange the owner’s involvement and any necessary authorization in advance.

Record where information came from and when it was provided. An old budget or resolution does not, by itself, establish today’s position. Explain uncertainty to the buyer and identify information that still needs verification.

Informed buyers also protect the agent’s reputation

When a major renovation cost or a restriction affecting the apartment emerges after purchase, the buyer may also question the agent’s preparation. Careful, documented information supports the buyer’s decision and the professional’s long-term credibility.

Szilvia helps agents identify what to examine in the condominium, approach its manager effectively, and explain the findings to buyers. The Comferencia discussion demonstrated the value of that cooperation: combining related expertise makes a more thorough service possible.
