SzIM index · CONDOMINIUM SELF-ASSESSMENT

Understand where your building stands and where it can improve.

The SzIM index is a free self-assessment tool for condominium owners and representatives that provides an overview of a building’s physical, financial, and operational condition. We recommend that every condominium owner complete it annuallyto identify the improvements that can support their building’s development.

Repeating the assessment helps track progress, while consistent criteria provide a basis for comparing condominium buildings. We make it available free of charge to support condominium managers, give owners clear information, and help everyone recognize the areas that need improvement.

CONTINUITY FOR THE BUILDING · ORGANIZED WORK FOR ITS REPRESENTATIVES

A condominium is built to last for generations,
so its administration needs to serve it for the long term.

A building that serves generations needs administration that operates within a consistent system, remains independent of any one individual, and plans for the long term. HázÜgyvitel ties correspondence, case histories, and documents to the building, so everyday decisions also support maintenance and renovation planning for the years ahead.

WHAT MATTERS TO OWNERS

The building’s records stay with the building.

The condominium—the community of owners, known in Hungary as a társasház—pays for the platform. Its dedicated email address and case history stay connected to the building. The condominium representative (közös képviselő) manages the shared affairs and records on the owners’ behalf, using the access rights needed for the assigned duties.

Organized administration makes correspondence, documents, decisions, and tasks searchable in one place. If the representative changes later, a structured transfer of access allows the building’s information and open cases to pass to the new representative.

Reconstructing lost information can waste time and create additional costs. Transferable administration tied to the building reduces this risk for owners.

The condominium invests in the continuity of its own operations.

HOW IT HELPS CONDOMINIUM REPRESENTATIVES

Plan for coverage. Make room for rest.

When each building’s cases, history, responsible people, and next steps are recorded in the system, an authorized substitute can continue the work using the documented procedures. They can see what happened, who was consulted, what was promised, and which tasks are urgent.

Representatives have less information to keep in their heads and can hand over tasks during an absence. This can reduce mental strain, help prevent burnout, and make it easier to take a real break.

For owners, coverage can mean uninterrupted service delivered through the same familiar procedures.

The building’s operations rely on a prepared team and a shared system.

01 / THE BUILDING’S OWN ADDRESS

Correspondence becomes a case history.

Messages sent to the building’s dedicated email address can become trackable cases. Replies, attachments, and actions remain connected to the same history.

02 / APARTMENTS AND REGISTERED UNITS

See what has happened to each property.

An apartment, office, or other separately registered property is known in Hungary as an albetét. Cases can be linked to the unit involved, so previous reports and repairs are easy to review when a problem recurs.

03 / SERVICE PROVIDER RELATIONSHIPS

From proposal to completed work.

Cases linked to a provider show the tasks, proposals, discussions, and repairs handled with that company. Contact information stays connected to the history of the relationship.

04 / PARENT CASES AND SUBCASES

Break a major project into manageable tasks.

A roof renovation can have a parent case with subcases for the survey, request for proposals, owners’ meeting decision, and construction. Each task can be tracked separately while the overall project remains clear.

05 / ONE CASE, ONE SHARED HISTORY

Related messages come together.

Parallel cases concerning the same issue can be merged into one case. Different problems remain separate, keeping important details attached to the right task.

06 / THE BUILDING’S ENTIRE LIFE CYCLE

Everyday repairs inform a long-term plan.

The history of faults, maintenance, and condition assessments helps plan the timing and funding of future renovations. The building’s condition, required work, and available resources can be considered together.

AN EVERYDAY EXAMPLE

An apartment develops another leak.

The report can be linked to the apartment’s registered unit, the provider involved, and the parent roof-repair case. Previous correspondence, surveys, proposals, and completed work can then be reviewed together to determine the next action.

Give your building administration that can be handed over.

Whether you are an owner or a condominium representative, ask about joining so we can discuss an implementation that fits your building’s operations.

We are building HázÜgyvitel on Szilber Házak’s condominium management experience. Every day, we work on turning owners’ questions into informed decisions and those decisions into completed work.

We look at a condominium as a connected whole: its physical condition, finances, internal rules, and community jointly determine how it operates. We support condominium representatives and owners with organized records, clear responsibilities, and trackable deadlines.

We are developing HázÜgyvitel to make proven working methods, professional tools, and partnerships available to other communities. Our goal is well-maintained buildings, informed renovation decisions, and more predictable, less stressful condominium life.

LAND REGISTRY MATTERS

Land Registry Access for Condominium Representatives

My guest is Dr. Péter Poprádi, attorney and founder and head of Poprádi Law Office. He has worked in real estate and condominium law for more than 20 years, representing condominiums, developers, and individuals in his daily practice.

In our first episode, we explore a particularly important issue that has a real impact on condominium operations:
how can representatives access land registry information, through what process, at what cost, and why is the current system so cumbersome?

Our conversation also covers:

the information actually needed for lawful condominium operations,

the obstacles representatives encounter when accessing land registry records,

and solutions that could serve communities and representatives through a more accessible, efficient system.

This video is for anyone who wants to understand the processes behind condominium operations and supports a more accessible, transparent land registry system.

CONDOMINIUM FINANCES

Condominium Fees: Money Wasted or a Responsible Decision?

HázÜgyvitel Podcast
ContinueShow Less

In this episode, we explain how a condominium’s finances can operate lawfully, transparently, and with appropriate safeguards for owners.
We cover the foundations of stable condominium operations, from allocating expenses and adopting resolutions to collecting fees and addressing nonpayment.

The main questions:

How should expenses be allocated among apartments and other premises in a newly built condominium?

How should condominium fees be set and lawfully collected?

When should a renovation reserve be established, and why does it matter over the long term?

When is a special assessment needed, and what formal requirements apply to that decision?

What falls within ordinary management, and what goes beyond it?

What can a representative do about owners who do not pay, and what legal limits apply?

This episode helps condominium owners, financial oversight committee members, and representatives understand that
condominium fees are a decision about preserving the building’s value, physical condition, and ability to function.

Our guest is Dr. Péter Poprádi, attorney and founder and head of Poprádi Law Office. He has worked in real estate and condominium law for more than 20 years, representing condominiums, developers, and individuals in his daily practice.

PHYSICAL CONDITION

Collapse Hazards in a Condominium: Who Is Responsible?

HázÜgyvitel Podcast
ContinueShow Less

Owners bear primary responsibility for the building’s physical condition. They appoint a condominium representative to do “everything” required under the Condominium Act to preserve the building.

Let’s pause for a moment.
Everything?

Taken literally, representatives would have to master six to eight construction trades, perform and supervise the work, and even finance it themselves.
That would make Chuck Norris the ideal condominium representative. After all, he has already done all the push-ups and visited infinity. Twice.

Joking aside, here is the practical point:
preventing technical problems gives owners safety and peace of mind and can cost substantially less than repairing damage after it occurs and handling the related compensation claims.

Our guest is Dr. Péter Poprádi, attorney and founder and head of Poprádi Law Office. He has worked in real estate and condominium law for more than 20 years, representing condominiums, developers, and individuals in his daily practice.

FREQUENTLY ASKED QUESTIONS

What You Should Know

Is the energy self-assessment an energy performance certificate?

No. The tool uses your answers to suggest checks and improvements. It does not perform certified energy calculations, assign an energy rating, or guarantee savings. A professional audit or certification requires a separate assessment.

Where can I access the HázÜgyvitel case management system?

The workspace, which requires authorized access, is available at info.hazugyvitel.hu . To discuss joining and implementation for a new condominium, use the contact section.

What happens if the condominium representative changes?

The condominium pays the platform fee, and the history associated with its dedicated email address and cases stays connected to the building. The representative handles cases and data within the scope of the appointment. If that person changes, administration can continue through a structured transfer of access. Open tasks, documents, and provider relationships can all be reviewed during handover.

How do partner discounts work?

The program is being prepared. Providers, discounts, and eligibility terms are published only after an agreement is in place. No partner discount is currently published.
